Where is Encanto located?
Encanto is a luxury vacation home community located near Snow Canyon, Utah (just northwest of St. George, Utah). It is uniquely located adjacent the communities of Entrada and The Reserve, with close proximity to Snow Canyon Park and the Tuacahn Amphitheater.e

Will owners be able to rent the units? Is there property management?
Yes, nightly/vacation rentals are allowed. Individual owners have the choice to choose their own property management company to manage their units as well as coordinate rental bookings if so desired. There will be a property management company hired to manage the HOA.

What is the style of the units?
Stone native to the site is incorporated into the architecture and landscaping. The landscaping will blend with and not detract from adjacent natural vegetation. The exterior finishes are drawn from colors and natural materials found in the surrounding landscape. The architecture celebrates a mixture of influences from rustic desert ranches of early settlers and a modern design interpretation of the southwestern architecture.

Are there views?
Yes.   The backdrop for Encanto boasts spectacular views of red rock formations anchored by vast lava fields.  See the site plan as some home sites have more desirable views than others.

The 1,500 sq ft. club house is designed to calm the soul and the outdoor lifestyle. It’s located towards the north eastern end of the property within the serenity of the deep dark lava, nestled against the backdrop of the red rock mountains. Our entire design team felt it was a paramount importance to preserve the open space and lava fields for all to enjoy. Hence the location of the club house. Amenities include pickle ball courts, pool, spa, grass area and fire pits for lots of s’mores and star gazing.

How many floor plans are available?
There are three different floor plans with multiple options for semi-customization.  All homes will be single level to preserve views and maintain continuity.  See the floor plans here.

What are the sizes of the units?
Homes will range from 1850 to 2575 square feet.

What are the prices of the residences?
Prices start from the mid $500’s.

When will you break ground? When can I plan on occupying my unit?
Site improvements will be completed by approximately February 2016.  Once site improvements are complete, construction will begin on the clubhouse and two residences.

Who is the developer?
The developer is Gardner Plumb Development, Christian Gardner and Walt Plumb. Both are long-time Utah residents with second homes in St. George and a passion for the Southern Utah lifestyle.  http://www.gardnercompany.net/

Who is the architect?

The architectural firm for the Clubhouse is Babcock Design Architecture.  Principal and Founder, Fred Babcock, founded the firm in 1984. www.babcockdesign.com.  Architectural firm for the homes is Rob McQuay Architects & Associates.  Principal and Founder, Rob McQuay, founded the firm in 1980.  www.mcquayarchitects.com

Does Encanto qualify for conventional financing?
Their plan is to build a project that qualifies for normal conventional financing opportunities. Obviously lending guidelines may change in the future and are out of the control of the developers.

What are the finishes like? What materials will be used?
The exterior finishes are drawn from colors and natural materials found in the surrounding landscape. The architecture celebrates integration of southwest warmth with clean contemporary design .

Are the units being offered furnished?
No. Residences will be sold without furniture. The interior design firm can assist with furniture selections and packages separately.

Can I make upgrades?
Yes. Upgrades can be arranged directly with the sales team.  There might be some limitations, so consult with the sales team for more information.

Are there fireplaces?
Each residence will have a minimum of one fireplace. Fireplaces will be closed gas units.

Is Encanto a green project?
Yes. We are not seeking LEED certification, however our Encanto standards exceed the LEED building standards. The project will be designed with sustainability as an objective, including renewable energy sources.

What appliances are included in the units?
Kitchens will include professional grade, high-end range/oven, microwave, dishwasher, refrigerator.

Are there patios or outdoor spaces?
Yes. Each residence has an back patio area and front courtyard.

Do you have parking? If so, how many parking spaces per unit?
Each residence will have a two car garage.  There will also be additional, non-reserved parking.

Will the community be gated?
Yes.  The gate will be activated by remote or key card access.

Will there be an HOA? Do you know how much dues will be?
Yes. There will be an HOA (Home Owners Association). The analysis of the monthly and annual dues has been determined and the monthly assessment for each Unit will be $245 per month.

What will the HOA dues cover? What will the owners need to cover?
The plan is for the HOA dues to cover building amenities, common area maintenance and utilities, common area insurance, reserve fund and landscaping. Individual unit owners will be responsible for their electric, gas, telephone, TV, internet upgrades and interior insurance.

Is there an HOA reserve origination fee? Will there be a transfer fee?
Yes. An origination fee equal to 3 months of HOA dues will be collected from the buyer at closing, to begin the HOA reserve fund. For any future resales a transfer fee equal to the unit’s 3 months HOA dues will be collected at closing to further fund the HOA’s reserve fund.

Are there CC&R’s? Can I get a copy to review?
The CC&R’s have been recorded for Encanto.  You may contact us for a copy.

What amenities will be provided in the clubhouse?
Amenities include a gathering place, pool, spa, exercise equipment, pickle ball courts, grass area and fire pits for lots of s’mores and star gazing.

Are pets allowed?
Yes. Pets will be allowed but will be restricted in size and quantity, with a plan of its not a problem until it becomes a problem. The CC&R’s will have a nuisance clause, and rules and regulations to follow.
